Tenant Rules & Guidelines:

1) Rent is due on the 1st day of the month or on the designated day of your signed Lease. Late payments are promptly enforced.

2) Trash Collection is Tuesdays & Fridays. Place Trash receptacles out the evening before and retrieve by 7pm on Tuesdays & Fridays. Please use your unit numbered Trash Bin. Bulk Pick up is every Tuesday.

3) Changing Front Door Locks is not allowed. Notify management if there is problem with your door. $75 fee for changed locks.

4) Alterations- No Alterations to your unit. All necessary changes must be completed by Management.

5) All outside trash is to be picked up and placed in appropriate Trash Bin. Beer Bottles, Cigarette Butts, Black & Mild Butts, Water Bottles, Potatoes Chip bags & etc. once used belongs in the trash.

6) Please do not store Personal Belongings outside your unit. Grounds must be clean at all times. Management will clear the property of All Trash and Other Items once a month and add the appropriate charges to your rent.

7) Children- Please supervise your children while playing outside. Any damage caused by children; the appropriate adults will be held responsible. Management is not liable for any injury to a child. Laundry Room and Electrical Meter Room are not play areas for children.

8) Laundry Room- Please keep the Laundry Room clean at all times. Remove Clothes and Wash materials promptly to allow a clean area for the next tenant.

9) Electrical Meter Closet- Please do not store personal items in the Meter Closet. This room is for FPL Officials and Management use only.

10) No Subletting. Each Unit is to be occupied by the designated person listed on the Lease. Any persons found living in a unit not specified on the Lease will be asked to leave immediately. Next step- Eviction of the entire unit.

11) Abandoned Vehicles- Abandoned Vehicles are not allowed on the Premises. Please ensure that all vehicles have current registrations.

12) Parking- Please do not block parking for other tenants. Park in your designated parking spot.

13) Loud Music- Loud & Excessive Music & Noise is not allowed. Please keep music to a Reasonable level to not disturb your neighbor.

14) Illegal Drugs- No Illegal Drugs (Consumption or Selling) will be tolerated on the Premises. Once discovered Broward County Sheriff Dept will be notified and offender will be evicted. Medical Cannabis Card Holders please register with Management.

15) No Hazardous or Flammable Liquids/Materials are allowed on the property at any time.

16) No Pets are allowed. Reach management for Clarification.

17) A/C Filters- Change A/C Filters on the 1st day of each month. Doing so keeps your unit free of mold. You may buy filters at Publix, Lowes, Home Depot, Amazon, or other similar retailers. Not changing filters may cause a charge to you for AC cleaning.

18) Smoke Alarms- please change smoke alarm batteries once a year.

19) Unit inspections- A 24-hour notice will be given for ALL Unit Inspections. Each units Electrical System, A/C, Plumbing, Pest Activity, and General Health of the Unit must be inspected at least bi-annually. Once notified, tenant must cooperate with designated inspections.

20) See Something/Say Something- If you observe any violations to these rules, please inform management and matters will be addressed promptly.
